    How can I tell if it's actually rising damp?

    Genuine rising damp is uncommon in modern UK housing. It shows as a horizontal tide mark up to about one metre above floor level, with fluffy hygroscopic salt deposits, on a ground-floor wall — and only after other causes are ruled out. Most patches diagnosed as 'rising damp' by damp-proofing firms are penetrating damp, plumbing leaks, or condensation. Stop The Mould doesn't sell damp-proofing, so we can say that plainly.

    What causes it

    Before you agree to a chemical damp-proof course quotation, rank these four causes against what you can actually see. Rising damp sits at the bottom of the list for good reason.

      Penetrating damp at ground level

      Definition. Water enters horizontally through defective render, cracked pointing, high external ground levels bridging the DPC, or a leaking rainwater gulley next to the wall.

      How to tell. Damp patch on the interior mirrors an external defect: a broken gully, render cracks, or a raised path bridging the airbrick and DPC on the outside face.

      Plumbing or drainage leak beneath the floor

      Definition. A slow leak from an under-floor waste pipe, cold-water main or heating flow/return wets the base of an internal wall from below.

      How to tell. Damp is worst on one small stretch of wall regardless of orientation, floor covering nearby is discoloured, and readings do not correlate with weather.

      Condensation collecting at floor level

      Definition. Warm humid air in a poorly ventilated ground-floor room settles against the coldest wall base, especially behind sofas, sideboards or curtains pooling on the floor.

      How to tell. Growth appears behind furniture only, patch dries out quickly when the room is aired, and no salt bloom appears on the paint.

      Genuine rising damp

      Definition. Groundwater rises through masonry via capillary action where no damp-proof course exists, where it has failed, or where it has been bridged by external ground, mortar or plaster.

      How to tell. Horizontal tide mark up to ~1m, hygroscopic salt bloom that returns after cleaning, present on a ground-floor wall of an older solid-wall property, and other causes have been ruled out with instrument readings.

    Is it serious?

    Rising damp itself isn't a fast-moving health hazard, but ground-level damp of any origin degrades plaster, damages joinery and floor coverings, and — if left long enough — allows mould to establish at low level, which does become a health issue. The bigger risk is a wrong diagnosis: an unnecessary chemical DPC costing four figures that leaves the real cause (a leak, a bridged DPC or a gutter defect) untouched.

    What to do first

    Before you accept a rising-damp diagnosis or agree to any injection treatment, walk through these five checks. They cost nothing and rule out the far more likely culprits.

      Photograph inside and outside on the same day

      Take a photo of the internal damp patch, then walk outside and photograph the same wall at ground level. Include the DPC line, any gullies, and the ground surface. This one pair of images filters half the wrong diagnoses.

      Check the external ground level

      The DPC — usually a slate or plastic line ~150mm above external ground — must sit clear of soil, path or render bridging. If the ground touches or covers it, water bypasses the DPC and enters as penetrating damp, which will be misread as 'rising' every time.

      Look at gutters, gullies and downpipes

      Overflowing gutters and blocked ground-level gullies saturate the wall base repeatedly. Watch during heavy rain: if water splashes off a gulley onto the wall, you have your cause.

      Get an independent opinion, not the treatment quote

      Damp-proofing companies inspect for free but sell chemical injection. An independent damp surveyor (RICS, PCA-affiliated but paid-for advice) or a photo-based assessment will diagnose without a commercial incentive.

      Delay any treatment for a full winter of monitoring

      If time allows, log the patch weekly for three months. Rising damp is stable through the year; penetrating damp worsens after rain; condensation worsens in cold weather. The pattern is the diagnosis.

    What NOT to do

    Rising damp attracts more misdiagnosis and mis-selling than any other damp problem in the UK. These are the four to guard against.

    • Myth

      Any damp within 1m of the floor is rising damp.

      Why it's wrong. The 1m rule is a starting hypothesis, not a diagnosis. Bridged DPCs, ground-level leaks and condensation-at-skirting all produce damp within that height and are far more common than genuine rising damp in UK housing.

    • Myth

      A chemical DPC injection is a permanent fix.

      Why it's wrong. Where rising damp is genuine, chemical injection can help — but only after the actual cause is confirmed and any bridging or leak fixed. Where the diagnosis is wrong, injection changes nothing and the damp returns.

    • Myth

      Free surveys from a damp-proofing firm are neutral.

      Why it's wrong. They are marketing tools. The person diagnosing sells the cure they recommend. Not always wrong — but never neutral. Pair with an independent opinion before you sign a contract.

    • Myth

      Old houses always have rising damp.

      Why it's wrong. Solid-wall Victorian and Georgian homes were built before DPCs were standard and often manage moisture through breathability instead. Sealing them with modern renders and gypsum plaster often causes damp problems that get labelled 'rising damp' but are actually trapped moisture.

    When you need evidence or a survey

    Because Stop The Mould doesn't sell damp-proofing, our reports name the cause we actually see — including 'not rising damp' when the evidence doesn't support it. Landlords, insurers and independent surveyors take that framing more seriously than a quotation from a contractor who profits from the diagnosis. If a damp-proofing company has already quoted for chemical injection, a dated photo assessment is the second opinion that decides whether to sign.

    How common is rising damp really?

    Much less common than damp-proofing marketing implies. Independent surveys consistently find that most damp patches within 1m of the floor are actually caused by bridged DPCs, ground-level penetrating damp, plumbing leaks or condensation. Genuine rising damp exists, but it is the fourth thing to check, not the first.

    What does rising damp look like?

    A horizontal tide mark up to about one metre above floor level, on a ground-floor wall, with hygroscopic salt deposits (a fluffy white or yellow bloom) that return after cleaning. The damp is consistent through the year and does not correlate with rain or heating cycles.

    Do I need a chemical damp-proof course injection?

    Only after other causes have been ruled out by someone who does not profit from the injection itself. In many UK homes, external ground-level fixes, gutter and gully clearance, or a plumbing repair remove the damp entirely — no injection needed.

    Can rising damp affect walls above the ground floor?

    No. By definition, rising damp is groundwater rising through masonry, and its physics limits it to roughly one metre. Damp on first-floor walls is penetrating damp, a leak, or condensation — never rising damp.

    Why is the wall still damp after a chemical DPC?

    Because the diagnosis was probably wrong. If the actual cause was a bridged DPC, a leak or condensation, injecting an internal chemical barrier does nothing to stop the source of water. Get an independent inspection and don't pay a second contractor to repeat the treatment.

    Should I remove the plaster if I have rising damp?

    Salt-contaminated plaster does need to be cut back and replaced if a chemical DPC treatment is used, because hygroscopic salts continue to draw moisture even after the wall has been treated. But that is a step that follows a correct diagnosis — not a step you take on suspicion.

    Is rising damp covered by building insurance?

    Rarely. Standard buildings policies exclude gradual damp and structural defects. But a plumbing leak diagnosed as rising damp, or storm-driven penetrating damp misdiagnosed the same way, may be covered — which is another reason a correct diagnosis matters.
