    Is my damp caused by a hidden leak?

    Leak-related damp behaves differently from condensation or penetrating damp: it appears in dry weather, follows a pipe or waste route, and often shows one or two rooms away from the actual leak point. If a damp patch is worsening despite good ventilation and no external rain event, treat a concealed leak as the most likely cause until proven otherwise.

    What causes it

    Every hidden leak is one of four things. Rank them against your specific pattern before opening any walls or floors.

      Plumbing joint or waste-pipe leak

      Definition. A slow drip at a compression fitting, push-fit joint, waste connection or radiator valve wets adjacent plaster or timber over weeks before any surface water is visible.

      How to tell. Damp is worst near a bathroom, kitchen or radiator; the pattern intensifies with use of the specific fixture; there is no correlation with rain.

      Appliance seal or connection leak

      Definition. A dishwasher, washing machine or fridge water-line fitting fails at the joint or inside the appliance's own hoses, slowly wetting the floor or wall behind.

      How to tell. Damp is concentrated near the appliance, often visible under the toe-kick or at the wall behind, and worsens on the days the appliance runs longest.

      Shower tray, bath edge or wet-room seal failure

      Definition. A cracked shower tray, failed silicone bead around a bath or defective wet-room tanking allows water into the floor build-up and — a few months later — into the ceiling below or the wall on the other side.

      How to tell. The ceiling directly under a bathroom shows a defined water stain; the flooring at the shower or bath edge feels soft or discoloured; the damp gets steadily worse regardless of season.

      External drainage or under-slab leak

      Definition. A cracked drain, defective gulley or under-slab water main can wet a ground-floor wall from beneath, often without any visible surface water at all.

      How to tell. Damp appears at the base of a wall away from any bathroom or kitchen, floor coverings near skirting are lifting, and the water-supply meter shows movement overnight when nothing is running.

    Is it serious?

    Leaks are the highest-consequence damp category because they can be silent for months while doing structural damage. Sustained plumbing leaks rot floor joists and timber lintels, corrode reinforcement in older concrete, and — if they meet electrics — create serious safety hazards at ceiling roses and downlights. Health risk from mould is a slower second-order effect, but it is real once the leak has soaked plaster and insulation.

    What to do first

    Trace before you tear out. These six actions localise most concealed leaks without any specialist tools — and give a plumber or insurer a much clearer starting point.

      Photograph the damp on day one

      Wide shot, close-up and tape-measure in frame. Repeat every second day. A growing patch that isn't correlated with rain is a live leak.

      Read your water meter with everything off

      Note the reading last thing at night, take another first thing before anyone uses water. Any movement points to a supply-side leak, usually in the wall or under the floor.

      Check the boiler pressure and system pressure

      A steady pressure drop on the heating side, or a boiler that repeatedly needs re-pressurising, indicates a heating-circuit leak — often on an under-floor pipe run.

      Isolate appliances one at a time

      Turn off the dishwasher and washing-machine valves for 48 hours. If the damp stops progressing, you have the answer. Same test with the shower waste — don't use it for 48 hours and observe.

      Look under access panels and toe-kicks

      A torch under the kitchen units, in the airing cupboard and behind bath panels catches most slow drips before they reach the ceiling below. Put fresh kitchen paper under each joint for 24 hours to check.

      Do not repair the visible damage before tracing

      Re-plastering a ceiling before the source is fixed guarantees you pay twice. Trace, fix, dry, then repair — in that order — and you have a durable outcome and a defensible evidence trail.

    What NOT to do

    Leaks reward patient tracing and punish shortcuts. These four are the mistakes that turn a £200 plumbing fix into a £2,000 job.

    • Myth

      Repaint the ceiling — it's dried out.

      Why it's wrong. A ceiling that has dried out temporarily is not a fixed leak. Most plumbing leaks are cyclical — wet during use, dry between — and repainting hides the growing structural damage above.

    • Myth

      It must be the roof.

      Why it's wrong. Ceiling stains directly below a bathroom or kitchen are almost always plumbing. Blaming the roof invites an unnecessary roofing visit that finds nothing, while the actual leak keeps running.

    • Myth

      Just get insurance to pay for it.

      Why it's wrong. Insurance pays for sudden and unforeseen damage, not gradual leaks. Every week you delay reporting makes the claim harder. Document from day one and notify quickly.

    • Myth

      The plumber said it wasn't leaking — it must be condensation.

      Why it's wrong. A single dry visit doesn't rule out an intermittent leak. If the pattern is inconsistent with condensation (no external wall involvement, worse when the bathroom is used), ask for a second visit during use, not a re-diagnosis as condensation.

    When you need evidence or a survey

    Leak-related damp is where a structured evidence report earns its keep — buildings insurance 'trace and access' cover typically pays for locating a leak, but only once the claim is properly framed. A dated diagnosis pairing photos, water-meter and boiler-pressure observations, and a plain-English probable cause, is the document that gets an insurer to pay for the investigation rather than treating it as gradual damage.

    How can I tell if damp is from a leak or condensation?

    A leak worsens in dry weather, correlates with fixture use rather than heating cycles, and often appears one room away from the source. Condensation worsens in cold weather, appears on cold surfaces, and dries out when the room is ventilated. Water-meter movement overnight is a leak-only sign.

    Why does the damp only appear when I use the shower?

    Because the leak is on the shower's waste, seal or supply, and only runs when water passes it. This is the strongest single diagnostic pattern for concealed plumbing leaks — the fixture-use correlation.

    Can a leak show up in a different room?

    Yes — water follows the path of least resistance. A leak on a shower waste can appear on the ceiling of the room below or on the wall of the room next door, depending on how the joist run and wall build-up drain water away from the source.

    How do I find a hidden leak in the wall?

    Start with the water meter (any overnight movement = supply-side leak), the boiler pressure (falling = heating leak), and fixture-isolation tests (turn appliances off and watch the damp). If those don't localise it, thermal imaging and moisture-meter readings by a specialist will — before any wall is opened.

    Does insurance pay to find a leak?

    In most policies, yes — buildings insurance usually covers 'trace and access' costs of locating the source of an escape of water, in addition to the resulting damage. Report early, keep dated photos and document each investigation step; delay is the biggest reason claims get reduced.

    How long can a hidden leak run before it shows?

    Slow joint leaks and shower-tray failures typically run for six to eighteen months before surfacing on the ceiling or wall below. The size of the eventual patch is proportional to how long the leak has been active — small patches usually mean recent leaks.

    Can a small leak cause serious structural damage?

    Yes, given enough time. A slow drip onto a joist end causes wet rot that halves the joist's structural capacity in a couple of years, and continued saturation of plasterboard ceilings leads to collapse. The size of the visible stain is a poor guide to the size of the underlying damage.
