      Report it in writing and keep the date

      Email or use the landlord's portal. Attach the photographs and say when you first noticed the problem. The date you reported it is the date most rules count from.

      Chase it on the record

      If nothing comes back, send a follow-up that refers to the first message. State plainly if anyone in the home has a breathing or immune condition.

      Escalate through the right door

      Council environmental health for private renting; the landlord's formal complaint process and then the Housing Ombudsman for social housing; Citizens Advice or Shelter for free advice at any stage.

    Things you can usefully do

    • Photograph the room, the affected area, a close-up and the likely source, all dated.
    • Keep every message you send and receive in the case, with its date.
    • Ventilate and heat the room as normally as you can, and say what you did.
    • Add a follow-up photograph from the same viewpoint every few weeks.

    Things to be careful with

    • Bleach hides growth for a while. It rarely fixes the cause.
    • Painting or sealing over a damp wall without fixing the moisture usually makes it worse.
    • Disturbing large or old growth can release spores. Wear gloves and a mask, or leave it.
    • If anyone at home has asthma, is pregnant or has a weakened immune system, ask a GP or NHS 111.

    What tenants ask.

    Will my landlord be told who reported this?

    Only if you choose to share the case with them. We do not contact your landlord on your behalf, and the case is private until you send a link.

    Is it free?

    Yes. The Free Case Check costs nothing and needs no account. The Evidence Pack (£29) and the Reviewed Report (£79) are one-off and optional.

    I am worried about my tenancy. Should I still report it?

    Reporting damp and mould in writing is a normal, reasonable thing to do. In England, private tenants who report repair problems have protection against retaliatory eviction. For your specific situation, contact Shelter or Citizens Advice.

    How private are my photographs?

    They are stored privately in your case, shown only to people you share it with, and can be deleted on request. They are never published.

    Does starting a case start a legal deadline?

    No. Creating a case never starts a clock. A statutory timer appears only once your nation, tenure and the date you reported the problem are recorded and confirmed.
