UK cost guide
How much does mould removal cost in the UK?
Professional mould removal is priced per job, and the price is driven by the affected area, the surface, access and whether the cause is being fixed at the same time. Cleaning without fixing the moisture source means paying again. Get written, itemised quotes and ask what happens to the cause, not just the stain.
Mould removal on its own is a cleaning job. If you pay only for cleaning and leave the cause in place — a leak, cold bridge, blocked extractor, missing DPC, failing gutter — the mould returns within weeks and you pay again. This page separates the honest UK 2026 price ranges from the sales tactics that inflate them.

What drives the price up or down
Two mould jobs that look identical in photos can differ by 3× in cost. The real drivers are access, substrate, cause complexity and how the contractor prices risk.
Pushes price up
Damaged plaster or blown paint
If plaster is soft or paint layers have blistered, contractors must strip back and skim before repainting — often doubling the labour portion.
Pushes price up
Multiple rooms or shared walls
Contamination that has tracked along a cold external wall or ceiling void means more containment and more sq. m of treatment.
Pushes price up
Cause complexity
A blocked chimney flue causing damp needs different work to a failing DPC. If the cause requires a specialist trade, that trade quotes separately.
Brings price down
You do the redecoration
Splitting the mould treatment from repainting/wallpapering is often cheaper — most contractors don’t decorate at a decorator’s price.
Brings price down
Cause already fixed
If ventilation, leak or gutter is already resolved, the mould team can quote a straight cleaning job with the scope and exclusions set out in writing.
Pushes price up
Warranty and biocide branding
Some firms bundle a 5–10 year guarantee — legitimate, but it is priced into every quote whether or not you value it.
Cheaper-first alternatives
Our core message: don’t pay for damp-proofing or chemical treatments when the fix is a gutter repair. These are the scenarios where a small, targeted spend beats a big remediation invoice.
Bedroom-corner mould behind furniture
Check whether furniture restricts airflow. Persistent mould needs investigation of moisture sources and cold surfaces; do not assume moving furniture will resolve it.
Streaming windows and sill mould
Trickle vent adjustment, an inexpensive hygrometer and behaviour changes that keep indoor humidity down is usually enough. Cleaning without ventilation is pointless.
One-off damp patch after a rainstorm
A gutter/downpipe clear or a pointing repair fixes the ingress; cleaning the patch is trivial afterwards.
Kitchen ceiling near an upstairs bathroom
Trace the leak first — a plumber's call-out beats a full ceiling remediation.
Regional variation, multiple quotes, and red flags
Prices vary by region, by trade and by how far a surveyor or contractor has to travel. Rather than relying on a national average, get two or three written quotes for your property and compare what each one actually includes.
Always get at least three written quotes. A quote should describe the cause, the substrate, the treatment method, the redecoration scope and the guarantee terms. If it is one line and a price, it is a placeholder, not a quote.
Red flag
Quote before any inspection
A price given from a phone call cannot possibly reflect the substrate, cause or scope. It is a sales anchor, not a quote.
Red flag
Free ‘survey’ from the contractor who wants the job
A free survey is a sales call. It rarely misses damp-proofing recommendations, whether they’re needed or not.
Red flag
Pressure to sign today
‘Today only’ discounts on mould work are marketing. The mould will still be there tomorrow at the same real price.
Red flag
No breakdown between cause fix and cleaning
Bundled numbers hide overcharging on the cheap part (cleaning) to absorb margin from the expensive part (cause fix).
Red flag
Biocide-branded ‘lifetime’ guarantees
A guarantee is only worth the company’s solvency and its exclusions. Read the exclusions.
Red flag
Recommending chemical DPC injection for surface mould
Surface mould is almost never a rising-damp problem.
What a fair mould-removal quote actually includes
A defensible UK mould-removal quote should identify the cause in writing, describe the substrate (paint, plaster, plasterboard, timber), specify the treatment (HEPA vacuum, biocide, encapsulating paint, replastering if needed) and describe redecoration separately. It should list what is excluded — scaffolding, structural repair, asbestos handling — and note whether VAT is included. If any of these are missing, ask.
For rental properties, the quote should be addressable to the landlord or agent so it can enter the compliance record — an evidence-first workflow saves everyone weeks.
DIY vs professional mould cleaning — when it makes sense
See our /cost/mould-cleaning-cost guide for the honest DIY vs pro breakdown, including when cleaning is pointless because the cause remains.
For anything larger, involving a young child, an older adult, someone with asthma or COPD, or where the ceiling or a load-bearing element is affected, hire a professional. Avoid disturbing affected materials if you are unsure how to work safely.
Before you spend anything
Start with a Free Case Check (£0) if you want help organising observations and questions. The Evidence Pack (£29) and Reviewed Report (£79) are optional. A photo assessment does not confirm the cause. If you rent, share the evidence with your landlord; legal duties and timescales depend on jurisdiction, tenure and the relevant trigger.

Cost FAQs
Is mould removal covered by home insurance?
In most UK policies, only mould caused by a sudden covered event (a burst pipe, storm damage) is covered. Gradual damp, condensation and long-term maintenance issues are almost always excluded. Check the policy wording under ‘damp and mould’ and ‘gradual causes’.
Do I need to hire a mould specialist or will a decorator do?
For a small patch with a known cause, a competent decorator using a mould-safe primer is fine. For anything spreading, structural or health-sensitive, use a firm that can document cause, method and outcome — that documentation matters if you ever claim, sell or move to a rental dispute.
How long does mould removal take?
Cause fixes (extractors, leaks, pointing) may add another day and often another trade.
Should I paint over mould with anti-mould paint?
Not by itself. Anti-mould paint on an untreated, damp substrate simply grows mould on the new paint layer within months. Treat the surface, fix the cause, then use an anti-mould finish if you want belt-and-braces protection.
Is it worth paying for a lifetime guarantee?
Only if the guarantee is underwritten by a body that survives the contractor going out of business (e.g. GPI or Trustmark). Otherwise, a personal contractor guarantee is worth roughly the company’s continued existence.
