    UK cost guide

How much does a damp survey cost in the UK?

How much a damp survey costs depends on who carries it out and how independent they are. Damp-proofing contractors often offer a free visit that leads to a quote for their own treatment. An independent surveyor charges a fee that varies with property size, age, access and the depth of the written report, so ask for a written, fixed fee before you book. Stop The Mould's Free Case Check costs nothing, the Evidence Pack is £29 and the Reviewed Report is £79, and can help organise your evidence before an inspection. A photo assessment cannot confirm hidden defects.

Not all ‘damp surveys’ are the same product. The three most common — a free contractor survey, a paid independent survey, and a remote Free Case Check — differ dramatically in independence, output and what happens next. The right one depends on the trigger.

    In short

There is no reliable national price for a damp survey, and Stop The Mould does not publish one. The cost depends on the type of survey, the size and age of the property, and whether the surveyor is independent of any treatment company. Get two written quotes and check what the report will actually contain.

    Who this applies to
    • Homeowners and buyers weighing up a survey before spending on repairs
    • Tenants and landlords who need an independent view of the cause
    • Anyone offered a free survey by a company that also sells treatment
    Key steps
    1. Decide which kind of survey you need: a damp-specific inspection, a homebuyer-level report or a full building survey
    2. Ask whether the surveyor sells, or is paid by, any treatment or damp-proofing company
    3. Ask what the written report will contain: findings, readings, confidence and recommended next steps
    4. Get the fee, the visit length and the report turnaround in writing before you book
    5. Photograph the problem first so the surveyor's time goes on the cause, not on finding it
    Jurisdiction
UK-wide. Professional standards come from bodies such as RICS and the Property Care Association; consumer rights on quotes and services are UK-wide.
    Important limitations
    • Prices vary by region, property and surveyor; any single figure you see online is unlikely to match your quote
    • A free survey is usually a sales visit for the treatment the same company sells
    • This page explains what drives cost; it is not a quote and not a survey

Ask for an itemised written quote for your property. Confirm VAT, access, structural repairs and hazardous-material handling before agreeing to work.

    Three-way comparison

Free Case Check (Stop The Mould)

    Price basis (UK 2026)
    £0
    What moves the price
Best when triaging first: what is it, likely cause, what to ask, no sales agenda.

    Independent visual damp inspection

    Price basis (UK 2026)
    Written quote required
    What moves the price
Damp meter, moisture patterns, exterior check. No structural or intrusive testing.

Full independent damp survey (RICS / PCA CSDB)

    Price basis (UK 2026)
    Written quote required
    What moves the price
Written report with methodology, thermal imaging, sub-floor and DPC checks.

Free ‘survey’ from a damp-proofing contractor

    Price basis (UK 2026)
    £0 (but not independent)
    What moves the price
Free at point of visit; typically followed by a quote for chemical DPC or timber treatment.

    Add-on: thermal imaging

    Price basis (UK 2026)
    Written quote required
    What moves the price
Useful for cold bridges and hidden moisture; not a moisture measurement on its own.

Stop The Mould does not publish price ranges it has not verified. Every figure on this page is either free at the point of visit or our own published pricing; everything else needs a written, itemised quote for your property.

What drives the price up or down

Beyond who you hire, the survey price is set by property size, age, access and how much writing you get out at the end.

    • Pushes price up

      Property age (pre-1919)

Solid-wall, lime-plaster or listed properties need more diagnostic care and take longer to survey properly.

    • Pushes price up

      Multiple rooms affected

Each additional affected area extends the inspection and the written report.

    • Pushes price up

      Legal or insurance trigger

Reports written to withstand legal or insurance scrutiny take longer to prepare and cost more.

    • Pushes price up

      Intrusive testing

Lifting floorboards, taking plaster samples or masonry moisture profiles pushes cost toward the top of the range.

    • Brings price down

Come with photos and a timeline

A surveyor arriving to a case file (dates, photos, weather) works faster and often quotes a fixed fee.

    • Brings price down

      Single-room, single-cause

One bathroom with condensation mould doesn’t need a full structural survey; a visual inspection is usually enough.

    Cheaper-first alternatives

Most homeowners and tenants pay for a full damp survey when a Free Case Check or a visual inspection would have answered the question. Use the survey with the cost that matches the risk you are trying to remove.

First read on a new patch of mould

A Free Case Check records possible patterns and evidence gaps. An inspection may still be needed to identify the cause.

    One room, condensation-pattern mould

A visual inspection or a Free Case Check is proportionate — a full structural survey is overkill.

    Landlord already accepts responsibility

If your landlord is engaging under Awaab’s Law, they instruct the surveyor. You do not pay twice.

    Pre-purchase suspicion of damp

Your Homebuyer Report or Building Survey should flag damp and recommend follow-up — get that first, not a separate survey.

Regional variation, multiple quotes, and red flags

Prices vary by region, by trade and by how far a surveyor or contractor has to travel. Rather than relying on a national average, get two or three written quotes for your property and compare what each one actually includes.

When comparing survey quotes, focus on independence, deliverable and turnaround. Ask ‘will the report be independent of any company that would carry out the work?’ before you book anything.

    • Red flag

‘Free survey’ from a damp-proofing company

Free surveys are sales calls. The report is almost always followed by a quote for the treatment that company sells.

    • Red flag

      Verbal report only

A written report with a signed name is what you need for a claim, a dispute, or a landlord. If it is not written, it did not happen.

    • Red flag

Damp meter as the whole diagnosis

Damp meters (electrical resistance / capacitance) are one signal, not the answer. A survey without moisture patterns, external inspection and thermal context is thin.

    • Red flag

      Refusal to name qualifications

Ask for RICS or PCA CSDB accreditation. Vague ‘qualified surveyor’ language often means an in-house contractor tester.

    • Red flag

      Same-day pressure to book treatment

A survey report should be a document you take away and reflect on, not a sales appointment.

Free Case Check vs visual survey vs full independent survey — when to use each

A Stop The Mould Free Case Check is the right first step when you don’t yet know what you are dealing with. It reads the pattern, names the likely cause, and lists the questions to ask. It cannot confirm a cause from photographs alone.

A visual damp inspection is right when you need a human eye and a damp meter but not a structural report. Typical use cases: a persistent single-room problem, a returning patch, or a tenant/landlord dispute where a written second opinion helps.

A full independent damp survey is right when the trigger is legal, insurance, mortgage or a possible structural cause (rising damp, cavity failure, DPC breach).

    Before you spend anything

If you choose to use a Free Case Check, take its observations and uncertainties to the surveyor. It does not guarantee a shorter appointment or a lower fee. Ask what inspection is appropriate for your property.

    Cost FAQs

Is a free damp survey really free?

The visit is free. The company may recommend treatments that it sells. Treat it as a sales call, not a survey.

Do I need a RICS or a PCA surveyor?

RICS Building Surveyors with damp experience are ideal for pre-purchase, structural or dispute-driven work. PCA CSDB-qualified independents are ideal for damp-specific diagnosis. Avoid PCA contractor members who also sell treatment — they’re a different product.

Will the surveyor tell me the exact cause?

Often yes, but not always. Diagnosing damp is probabilistic. A good report is explicit about confidence levels and lists the diagnostic steps that would reduce uncertainty.

How long does a damp survey take?

It depends on the type. A damp-specific visual inspection is a shorter visit than a full building survey, and the written report usually follows some days later. Ask the surveyor for the visit length and the report turnaround in writing before you book.

Can I use a damp survey to force my landlord to act?

A properly written independent survey strengthens any Awaab’s Law or disrepair claim. A Free Case Check and an Evidence Pack are a good starting point; a full survey adds weight when the landlord contests.

Found mould? Don't just photograph it.

Upload the right photos, get a clear first assessment, and organise your evidence, report, messages and follow-up in one place.
