    Condensation vs rising damp: how to tell them apart

    Condensation, penetrating damp and rising damp can look very similar on a wall, but they come from completely different sources — and the wrong fix for one can make another worse. This guide walks through the visual signs, the common mistakes, and when it's worth getting a specialist involved.

    Condensation shows as spotted black mould on cold surfaces, is worst in winter and after steamy activities, and comes with wet windows. Rising damp is a horizontal band of damp and white salts along the bottom of ground-floor walls, rarely higher than about a metre, usually without black mould, and it does not change with the weather or the season. Genuine rising damp is much rarer than damp-proofing marketing suggests; most cases are condensation, a bridged damp-proof course or high ground levels outside.

    Why the source of moisture matters

    Every damp problem is a moisture problem. The reason it matters which type you have is that each has a different cause, a different fix, and a very different cost. Chemical injection into a wall does nothing to solve a ventilation problem. A new extractor fan won't stop rain coming through failed pointing. Painting over black mould without changing the humidity in a bedroom guarantees it will come back.

    Getting the source right is the difference between a cheap fix and an expensive one, and between fixing it once and paying twice.

    Condensation — the most common cause

    Condensation happens when warm, moist air meets a cold surface. The water vapour turns back into liquid water — on windows, in the corners of bedrooms, and behind furniture placed against cold external walls. In UK homes, it's the source of the majority of household mould.

    • Water running down single-glazed or older double-glazed windows in the morning
    • Mould in cold corners, especially north-facing rooms
    • Mould behind wardrobes, sofas, or beds pushed against external walls
    • Mould around window reveals and cold spots near thermal bridges
    • Worse in winter, better in summer
    • Bathrooms and kitchens where extractor fans are missing or unused

    The condensation test

    If the problem is worse in winter, worse in cold corners, and better when you open windows or run the extractor fan, it's almost certainly condensation-driven — not rising damp.

    Penetrating damp — moisture coming in from outside

    Penetrating damp is water finding its way in through the building envelope — usually a roof, a wall, a chimney, or a window detail. Unlike condensation, it doesn't need warm indoor air to appear.

    • Damp patches that appear after heavy rainfall
    • Staining on ceilings — often near chimney breasts, valleys, or below flat roofs
    • Blown plaster on external walls, often at a specific height matching a defect outside
    • Damp patches around window and door reveals
    • Damp inside airing cupboards where a pipe runs through an external wall
    • White salt deposits (efflorescence) on affected areas

    Rising damp — genuinely rare, often misdiagnosed

    Rising damp is groundwater drawn up through masonry by capillary action, usually because the damp-proof course (DPC) has failed or been bridged. It's real, but it's much less common than the number of quotes for 'rising damp treatment' would suggest.

    • Damp confined to the lower 1 metre of a ground-floor wall
    • A tidemark — a clear horizontal line where the damp stops rising
    • Salt deposits along the tidemark
    • Skirting boards and plaster damaged only at the base
    • No pattern of worsening in winter or in cold corners — the damp is there year-round
    • Older properties (pre-1875 in particular) with no DPC or a bridged DPC

    Rising damp is over-diagnosed

    Damp on a lower wall is often penetrating damp from a raised path level or a leaking pipe — not rising damp. Before agreeing to chemical injection, get an independent opinion. It's one of the most-quoted, least-necessary treatments in UK housing.

    Common mistakes

    Good evidence

    • Photograph the room widely before zooming in — context is diagnostic
    • Note whether it worsens in winter or after rain
    • Check for cold spots by touch
    • Look outside at the wall behind the affected area

    Weak / avoid

    • Assuming any lower-wall damp is 'rising damp'
    • Treating with chemical injection without an independent survey
    • Painting over mould without changing ventilation or heating
    • Adding more insulation without also adding ventilation — this often worsens condensation

    When to get a specialist involved

    For most households, a photo-based evidence report is a good first step. It tells you which of the three you're most likely looking at, and whether a specialist visit is worth the money.

    • The damp is spreading, or new patches keep appearing
    • You've been quoted for expensive works and want a second opinion
    • There's visible structural damage — cracked plaster, timber decay
    • The pattern doesn't match any of the three types cleanly
    • The property is old, listed, or has known construction issues
    • A vulnerable person lives in the affected room
